Carnegie-Weinberg (“CW”) is a real estate venture between Carnegie Companies, Inc., a leading national real estate owner/operator and Weinberg Capital Group. CW acquires income producing properties that will generate both current yield and appreciation.

Carnegie is a fourth generation business owned by the Meisel and Pesses families. The senior leadership team includes the firm’s principals Paul Pesses and Peter Meisel as well as Fred Scalese and Cole Pesses. The company’s current portfolio is comprised of over 45 properties throughout the United States. The two partners share a philosophy of partnering with exceptional managers, containing cost and managing risk as our asset management strategy in an effort to provide favorable risk adjusted returns to our investors.

CW provides a very unique opportunity for investors to invest alongside an experienced team with a long and successful history of providing above market risk-adjusted returns via exceptional deal sourcing, in-house property management, risk mitigation, and asset management expertise.

CW invests and operates properties in a variety of segments, including: retail, multi-family, office and industrial. CW’s primary focus is retail. Our core niche is to own and operate small to mid-size (40,000 – 250,000 SF) neighborhood shopping centers, often anchored by a grocery store. The primary attributes we look for in a target retail property include:

1. Shopping centers in good locations within secondary or tertiary markets across the United States.  Ideally with a grocery store or other strong anchor tenants.
2. Properties that can be acquired at favorable cap rates.  We seek “value” oriented pricing where there is upside.
3. Properties possessing a large and diverse number of national tenants.
4. Properties exhibiting strong underlying performance by its tenants.
5. Strong population demographics such as median incomes of greater than $45,000 per year.

Among the hallmarks of our historical track record is our rigorous underwriting and risk mitigation.  Another advantage of CW is our strong relationships with tenants throughout the United States.  This advantage helps in our ability to analyze target opportunities and attract new tenants to our properties.

CW has a long history of successfully working with a variety of senior capital sources (mortgage funding), including: traditional banks, insurance companies and within the commercial mortgage backed securities (“CMBS”) markets. Additionally, CW possesses significant capital which we contribute as equity for our transactions or as a temporary bridge, where speed is required to lock down an attractive opportunity.
